The easy just-listed video walks through every room to a piano track. The buyer has already seen the photos on the portal, so the walk-through gives them nothing new and nothing to do. A just-listed video has one job: give the right people one reason to come and one time to turn up.
That fits in 30 seconds and 61 words. Below are the script beat by beat, the photos to send, how to cut it for 9:16 and 16:9, what to do about the price line and how to re-cut the same video after the first open home. The address in the examples, 14 Banksia Street, Manly, is made up and is not a real listing. Swap in your own.
Four beats in 30 seconds
- The hook: one reason to inspect (0–3 s)
Say the one thing a buyer in your suburb cares about most before you say the address: the beach five minutes away, a north-facing deck, an extra bedroom.
- Three features, said as what they mean (3–21 s)
Six seconds each. Give the feature, then what it means for the buyer. “New kitchen” becomes “room for two people to cook at once”.
- The location in one line (21–25 s)
The street and the minutes to the places buyers ask about. Time the walk yourself before you put a number on screen.
- The open-home time and one action (25–30 s)
Say the day and time, and show them on screen. Ask for one thing only: come on Saturday.
Say what each feature means for the buyer
A feature is a fact about the home. What it means is a fact about the buyer’s week. Say both in the same sentence, because the second one is what they remember.
| The listing says | Say this |
|---|---|
| North-facing deck | The deck gets the sun from breakfast. |
| Renovated kitchen | Room for two people to cook at once. |
| Third bedroom | A study, or a room for guests. |
| Large block | Space for a pool, or for the kids to run. |
| Close to the station | 10 minutes’ walk to the platform, so the car can stay home. |
Leave out the words every listing uses, like “stunning” and “must be seen”. They tell the buyer nothing.
The 30-second script
Six lines and 61 words, with the time each one gets. The highlighted words are the parts to swap for your listing.
Three bedrooms, five minutes to the beach.
The deck faces north, so you get the sun from breakfast.
The kitchen is new, with room for two people to cook at once.
The third bedroom works as a study or a guest room.
A quiet street, ten minutes’ walk to the shops.
Open Saturday at 10. The address is in the caption.
That is about two words a second, slow enough for the captions to be read.
The photos to send
Send five photos and your logo, named by beat so your AI agent can match each one to its line. Use the photographer’s original files, not screenshots of the portal.
- 1-front.jpg The home from the street. It opens the video under the hook.
- 2-deck.jpg Feature one.
- 3-kitchen.jpg Feature two.
- 4-bedroom.jpg Feature three.
- 5-street.jpg The street or the view, for the location line.
- logo.png Your logo, for the last card with the open-home time.
Cut it for 9:16 and 16:9
Make the 9:16 version first: it is the shape of Reels, TikTok and Shorts. Then ask for a 16:9 version of the same script for YouTube and your own website. The words stay the same.
| 9:16, upright | 16:9, sideways | |
|---|---|---|
| Goes on | Instagram and Facebook Reels, TikTok, YouTube Shorts | YouTube, your agency’s website, email |
| Captions | Large, in the middle of the frame, clear of the app’s buttons | Along the bottom, two lines at most |
| Photos | Cropped upright, so keep the feature in the middle | Wide photos fit as they are |
Make a 16:9 version of the same script, with the captions along the bottom.
Make it in OmniReel
Pick the way that suits the listing. For an animated video, one sentence is enough:
Make a 30-second just-listed reel for 14 Banksia Street, Manly: three bedrooms, five minutes to the beach, origami style, open home Saturday 10am.
Swap in your own address, features and time. Your AI agent writes the script, shows you a short preview and waits for your OK at each step. If a line is wrong, comment on the script, name the line and press Fix. To film it yourself, record two takes of each line and say:
Edit my takes in the footage folder into a 30-second vertical just-listed video: best take of each line, cut the pauses, captions on, my five photos when I mention each feature, and end on my logo and phone number.
Origami suits a family home, a flyover tells a location story and a watercolour reveal suits a prestige home. An AI presenter can walk buyers through the rooms, but the footage is made by AI: check every frame against the real home before you approve it, and switch on the platform’s AI label when you post. Instagram, Facebook and TikTok ask you to label realistic AI video.
Captions and the price line
Some viewers watch with the sound off, so the captions have to carry the video. Put the open-home time and the address on screen for the last four seconds, and check every name, number and spelling against the listing before you post.
The price line needs more care. Rules on price guides and underquoting differ by state and keep changing. Follow yours for every price you say, show or caption: write the price line once, check it against your regulator’s guidance, then reuse it word for word on every cut. Two places to start are NSW Fair Trading’s underquoting guidance and Consumer Affairs Victoria on property prices and underquoting.
Re-cut it after the first open, and when it sells
The second open doesn’t need a new video. Change the hook and the last line, and keep the photos, the features and the end card:
Back on Saturday: the question everyone asked at the first open.
Features, location and photos stay exactly as they were.
Second open this Saturday at 10. The address is in the caption.
In OmniReel, comment on the script, name the first line and press Fix: your AI agent changes that line and keeps the earlier version. Say only what happened. Skip “going fast” unless it is.
When the home sells, make the just-sold follow-up. Ask the vendors first, and the buyers before you show or name them. Thank them, say in one sentence how the sale happened and end on an invitation to the next vendor:
Make a 20-second just-sold video for 14 Banksia Street, Manly, in the same style as the just-listed one: a Sold banner, a thank-you to the vendors, end on “Thinking of selling in Manly? Let’s talk.”
