30 real estate video ideas that aren’t another house tour

Buyers have seen the photos already. These 30 ideas give them a reason to follow you: a number, a local place or a straight answer, each with an example hook and the best way to make it.

A house tour is the video every real estate agent knows how to make, and it has one weakness: the buyer has already seen the photos on the portal. Another walk through the kitchen gives them no reason to follow you, call you or turn up on Saturday.

These 30 ideas are what is left when you take the tour away, grouped by the job each one does. Each has an example hook and the best way to make it: film yourself, use an AI presenter or go animated. Swap the highlighted gaps for your own suburb, number and date, and say where a number comes from.

Ideas that win listings

Show a vendor how you think before the appraisal is booked. The first idea has its own post: the weekly market update video.

  1. This week’s number

The one figure that moved in your suburb this week, and what it means.

Hook: “Homes in suburb are taking X days to sell. Here’s what that means if you’re listing.”

    Make it: AI presenter

  2. Price guide, explained

What a guide is, how you set one and what it can’t tell a buyer.

Hook: “Here’s how I set a price guide, and what it does and doesn’t tell you.”

    Make it: Film yourself

  3. What a budget buys

Three homes at one price, so buyers see what the money gets today.

Hook: “What $ price buys in suburb right now.”

    Make it: AI presenter

  4. Before the first open home

Cheap fixes a vendor can finish this week.

Hook: “Selling soon? Do these three things before the first open home.”

    Make it: AI presenter

  5. The appraisal, step by step

What you look at, what you ask and what happens next.

Hook: “Booked an appraisal? Here’s what I’ll look at, and what I’ll ask you.”

    Make it: Film yourself

  6. The relaunch

What you would change on a listing that has sat for weeks.

Hook: “Sat on the market for X weeks? Here’s what I’d change first.”

    Make it: Film yourself

Prices have rules. Wherever a video says or shows a price, follow your state’s rules on price guides and underquoting. They differ by state and keep changing, so read your own regulator first: for example NSW Fair Trading’s underquoting guidance or Consumer Affairs Victoria on underquoting.

Ideas that build trust

Say the thing buyers are nervous to ask, in the first sentence, and say where each number comes from.

  1. Reply to a comment

Answer one real comment or message, with a number and its source.

Hook: “Replying to @name: should I buy now or wait?”

    Make it: Film yourself

  2. Myth vs fact

Pick one belief buyers hold and correct it in 20 seconds.

Hook: “Myth: ‘passed in’ means the price was too high.”

    Make it: AI presenter

  3. Open-home red flags

Three things to check before falling for a home, each with a close-up.

Hook: “Three red flags most buyers walk straight past at an open home.”

    Make it: AI presenter

  4. Auction day, step by step

Registering, bidding, the reserve and the hammer, in plain words.

Hook: “Never been to an auction? Here’s exactly what happens, from registering to the hammer.”

    Make it: Animated

  5. The costs on top of the price

Stamp duty, building and pest, legals: what else a buyer pays.

Hook: “The costs nobody puts in the ad.”

    Make it: Animated

  6. A day in property management

A timestamped Tuesday, from the first coffee to the burst pipe.

Hook: “A Tuesday in property management, hour by hour.”

    Make it: Film yourself

Ideas that sell the listing

The listing video has one job: a reason to come on Saturday. Keep it short and put the time on screen. The just-listed video post has a full script for the first idea.

  1. Just listed

One reason to inspect, three features that matter and the open-home time.

Hook: “Just listed in suburb: the one reason to inspect. Open Saturday at 10.”

    Make it: Animated

  2. Open home this Saturday

A 15-second reminder from the front gate, with the time on screen.

Hook: “Photos can’t show you the afternoon light. Come and see it on Saturday.”

    Make it: Film yourself

  3. Coming soon

A teaser with one detail and one way to ask for more.

Hook: “Not on the portals yet: 3 bedrooms in suburb. Message us for the address.”

    Make it: AI presenter

  4. Just sold, with the story

How the sale happened and what the buyers loved, with everyone’s OK.

Hook: “Just sold in suburb. Here’s how it happened.”

    Make it: Film yourself

  5. Auction result

The result and how the bidding went, told straight, with the numbers on screen.

Hook: “Address: sold under the hammer. Here’s how the bidding went.”

    Make it: AI presenter

  6. Questions from the first open

The things buyers asked, answered for everyone who couldn’t come.

Hook: “Three questions buyers asked at the first open for address.”

    Make it: Film yourself

Ideas that make you the local voice

Be the real estate agent who knows the street, the new station and the best pie. Each of these puts the place first and you second.

  1. Suburb guide

A flyover with the minutes to the station, school and beach.

Hook: “Suburb in 30 seconds: the station, the school, the best coffee.”

    Make it: Animated

  2. New infrastructure

What a new station, road or school changes day to day, with no price promises.

Hook: “The new station opens date. Here’s what changes for suburb.”

    Make it: Film yourself

  3. Local business spotlight

Visit a café or shop in your patch, with the owner’s OK.

Hook: “The best meat pie in suburb, and the owner’s secret.”

    Make it: Film yourself

  4. Guess the price

Viewers guess the price of a recently sold home. Reveal it at the end.

Hook: “Guess the price: a 3-bedroom in suburb that sold last month.”

    Make it: AI presenter

  5. Street interview

Ask people on the street one question, with their OK.

Hook: “We asked suburb: what does $1 million buy?”

    Make it: Film yourself

  6. Rates-day reaction

What today’s cash rate decision means for local buyers and sellers.

Hook: “The RBA just raised, cut or held the cash rate. Here’s what it means in suburb.”

    Make it: AI presenter

Ideas with personality

A parody lands when the situation is true. Each of these starts with something real estate agents and buyers really go through, and each is animated, so nobody has to be on camera.

  1. Swipe on houses

A dating-app parody: swipe on houses, match, then meet the flood map.

Hook: “Match with a house? Check the flood map before you fall in love.”

    Make it: Animated

  2. Bid Fighter

A 16-bit fighting game where a confident first bid wins the round.

Hook: “Round one: two buyers, one house. Place your bids.”

    Make it: Animated

  3. The campaign receipt

A receipt prints line by line to show where the marketing budget goes.

Hook: “Where does a $ amount campaign actually go?”

    Make it: Animated

  4. Property forecast

This week’s auction results as a 90s TV weather report.

Hook: “Good evening. Here is your weekend property forecast.”

    Make it: Animated

  5. POV: your vendor, 11:47 pm

The late-night texts every real estate agent knows, ending on a voice note.

Hook: “POV: your vendor, 11:47 pm.”

    Make it: Animated

  6. Your listing as a pet

A virtual pet: happy on day 1, unwell on day 45, saved by a relaunch.

Hook: “Day 1: happy. Day 45: not so great. Meet your listing.”

    Make it: Animated

Pick the right way to make each one

OmniReel makes videos three ways, and the best one depends on whose voice it is. Of the 30 ideas, 11 are best filmed by you, 9 suit an AI presenter and 10 work as animated videos. The template library shows the formats, and the real estate page shows examples for Australian suburbs.

Film yourselfAnything with your name on it: price guides, appraisals, sold stories, real clients. You record the takes. Your AI agent picks the best of each line, cuts the pauses and adds captions and your end card.

AnimatedListings, locations and parody, where nobody needs to be on screen. One sentence, your photos and an art style, made on your computer. It uses no video credits.

Whichever you choose, your AI agent writes the script, shows a short preview and waits for your OK at each step. Comment on a line you don’t like and press Fix: it changes that line and keeps the earlier version. One sentence starts it:

Make a 25-second myth-vs-fact video for buyers: the myth is that a home that is passed in was overpriced. AI presenter, vertical, end on my name and phone number.

Label AI presenters. Instagram, Facebook and TikTok ask you to label realistic AI video, so switch their AI label on when you post an AI presenter. Your own edited takes need no label.
